Booking Independent Houses and Multi-Storey Apartments
GNIDA is accepting applications for independent houses (Scheme Code: BHS-18/LOH-02) and multi-storey apartments (Scheme Code: BHS-17/LOF-04) located in various sectors of Greater Noida. Properties are offered on an “as is, where is” basis.
The scheme started on July 10, 2024. You can apply between July 17 and August 31, 2024. Independent houses are in sectors Xu 2 and Xu 3 while multi-storey apartments are spread across other Greater Noida sectors.

Who Can Apply? Eligibility Criteria
Here’s who can apply for the Greater Noida Authority Housing Scheme:
- Any Indian citizen aged 18 years or above can apply online by downloading the form.
- Each application can only be for one plot; if you want multiple plots, you need to submit separate applications.
- If you’re applying for someone else, you’ll need their identity proof like PAN, driving license, passport, or Aadhaar card.
- Applicants from the reserved category (Villagers of Greater Noida) must provide proof of land purchased from GNIDA.
- The applicant, spouse, or dependent children should not already own a plot, house, or flat allotted by GNIDA under this scheme. They will be considered as one unit.
How to Apply Online for Greater Noida Authority Housing Scheme 2025
Follow these steps to apply online:
- Visit the official GNIDA website.
- Choose the correct scheme and select “Applicant category and payment plan.” The website will show available plots and areas.
- Pick the plot or unit you prefer in the chosen sector.
- The system will calculate the registration fee based on your choice.
- Fill in your details, upload ID documents and photos, and provide your bank information.
- Review all details and submit the form.
- After submitting, you’ll get an application registration number—save it for later.
- Pay the non-refundable processing fee and adjustable registration fee online through the payment gateway.
How Bidding Works
- Make sure you have a stable internet connection because the e-auction happens completely online.
- Bidding for plots of similar size and EMD value usually takes place on the same day.
- Bids below the reserve price won’t be accepted.
- Plots near the metro may have reserve prices 10% higher.
- If bidding continues until the last 5 minutes, the auction is automatically extended by 15 minutes.
- Bids cannot be cancelled once submitted.
- If fewer than three bidders participate, bidding can be extended twice for 7 days each time; the highest bid will win after that.
How You Get Your Plot or House
- Successful bidders receive their allotment letters within 30 days from the Authority.
- For shop/kiosk schemes, payment must be done within 90 days; for residential schemes, full payment is due within 60 days.
- If you don’t pay on time, your bid may be cancelled and Earnest Money Deposit (EMD) will be forfeited.
