Regularisation Charges Explained

  • If the sub-registrar value is less than Rs 3,000 per sq yard, pay 20% of that value.
  • For values between Rs 3,001 and Rs 5,000, charges are 30%.
  • For values between Rs 5,001 and Rs 10,000, charges are 40%.
  • For values between Rs 10,001 and Rs 20,000, charges are 50%.
  • For values between Rs 20,001 and Rs 30,000, charges are 60%.
  • For values between Rs 30,001 and Rs 50,000, charges are 80%.
  • For values above Rs 50,000 per sq yard, charges are 100%.
  • If your unapproved layout lacks 10% open space, you will pay pro-rata open space charges at 14% of the plot value on the registration date.
  • Regularisation charges include the NALA fee for changing land use from agricultural to non-agricultural.
  • No separate NALA fee is needed from applicants.

  • Road width in layouts should be at least 9 meters.
  • For weaker section plots or plots under 100 sq meters, road width can be 6 meters.
  • If the required road width isn’t available, the land must be widened equally on both sides, while preserving water bodies.
  • Layouts involved in land ceiling laws, disputes, or claims cannot apply for regularisation.
  • For assigned lands, approval from the district collector is needed.
  • Even if only a few plot owners want regularisation, the layout must be approved by authorities.
  • Only registered sale deeds or title deeds are accepted; agreements or power of attorney documents are not valid.
  • No layouts are allowed in water bodies or full tank level areas of lakes, ponds, or other water features.
  • Water bodies and buffer zones must be preserved as green or recreational areas with specific distance rules from rivers, lakes, and canals.
