The flats are located in Narela, offering over 8,500 1BHK flats priced between Rs. 10 lakh and Rs. 22 lakh. These flats are sold on a ‘first-come, first-served’ basis. This year, personal income criteria have been relaxed, so people from different income groups can apply and buy flats.

This scheme offers around 8,500 flats in two categories: EWS and LIG in the Narela area. Availability may change based on demand. The first phase offers 1,281 flats on a first-come, first-served basis until sold out or more flats are added by the authorities.
Application Fees for DDA Awas Yojana 2025 Flats
To book a flat, you need to pay an application fee. For the EWS category, the fee is Rs. 10,000, and for LIG it is Rs. 15,000. This amount will be adjusted against the flat price but is non-refundable if you cancel or withdraw.
You can select a specific flat online and then have 30 minutes to complete payment for reservation. During this time, the flat is held only for you.

Flat Allotment Process
- Demand letters and allotment letters are only available through the online portal.
- You must pay the demanded amount within 90 days to avoid interest penalties.
- After payment and document submission, possession letters will be issued online.
- Allotments have been approved for flats in areas such as Jailerwala and Ashok Vihar for EWS flats under DDA’s in-situ slum rehabilitation program.
- More than 1,600 families will benefit from this 2025 scheme.
- JJ residents in Jailerwala Bag will be relocated to 1,675 ready EWS flats near the JJ cluster for a payment of Rs.1,71,000 (including maintenance for 5 years).
- After rehabilitation, DDA will auction over 11,000 square meters of land.
- The Ministry of External Affairs has approved 18 Commonwealth Games flats at a price of Rs. 3,28,400 per square meter.
Eligibility Criteria for DDA Awas Yojana 2025
- You must be a permanent resident of India.
- PAN card is required.
- Minimum age is 18 years.
- One housing unit per person or jointly with spouse/dependents.
- If both you and your spouse apply separately, only one flat will be allotted.
- EWS applicants should have a family annual income below Rs. 10 lakh; the personal income criteria of Rs. 3 lakh has been relaxed.
- Applicants earning more than Rs. 3 lakh individually but less than Rs.10 lakh family income can apply for EWS flats.

How to Apply Online for DDA Awas Yojana 2025
- Go to DDA’s official website: dda.gov.in.
- Click on the link for ‘DDA Housing Scheme 2025’ shown on the homepage.
- You will be directed to a new page.
- Click the ‘Registration’ tab and fill in details: name, email, mobile, PAN card number, Aadhaar number, and gender.
- Click ‘Request OTP’; you will get an OTP on your phone.
- Use the OTP as user ID and password to log in.
- Fill in the required details and proceed with online payment to book your flat.
